Developed by Swansea Council, the 71/72 Kingsway scheme located at the former Oceana nightclub site is being specifically targeted at the digital, tech and creative sectors. 71/72 Kingsway is part of the Swansea City and Waterfront Digital District project.
JLL and Avison Young are the letting and marketing agents for the scheme.
Main contractor Bouygues UK is making considerable progress on the seven-storey development, with construction earmarked for completion in early 2024.
Designed by Architecture 00, the 104,000 square foot scheme includes innovative public spaces with specific areas of the building being offered to the open market to let. These are made up of retail, food and beverage spaces, an event hall, flexible and serviced workspaces, and over 47,000 square feet of Grade A office space.
A marketing brochure of the development is now available that includes new computer generated imagery. The images bring the building to life and show the impressive areas and high-quality finishes, especially the large double height reception, inspiring auditorium, full height glazed office spaces and top floor roof terrace with far-reaching views over Swansea Bay.
Once operational, the development will provide space for 600 workers and be worth £32.6m a year to Swansea's economy.
The 71/72 Kingsway scheme is being part-funded by the Swansea Bay City Deal and supported by the European Regional Development Fund through the Welsh Government.
Solar panels on top of the building will be included, as well as heat recovery systems to minimise energy use and a rainwater capture feature to help with water supply to plants and trees in and around the development.
The development will also include 69 bike spaces and electric bike charging as well as extensive shower and changing facilities.
Cllr Rob Stewart, Swansea Council Leader, said: "There's a shortage of high-quality office space in Swansea, so this development will help meet that demand while also supporting our city centre traders because of the hundreds of people who will work there.
"Construction is now continuing at pace, with work on the top floor of the development ongoing and glazing starting to be installed.
"This means it's the right time to start marketing the office space within the scheme, which will build on positive discussions we're already having with a number of potential tenants."
Cllr Robert Francis-Davies, Swansea Council's Cabinet Member for Investment, Regeneration and Tourism, said: "The new conceptual images forming part of the marketing brochure show what a high-class development it will be. As well as outstanding environmental credentials, top quality digital connectivity and flexible workspaces, the scheme will benefit from excellent natural light.
"It will also include balconies, lots of greenery, public spaces, a roof terrace with views over Swansea Bay, atriums, dedicated event areas, meeting spaces, and food, drink and retail outlets."
